Overview

The essence of Nirvana is achieved in the project through three aspects:

  • The natural beauty offered by the property itself which not only has lush green landscape but also overlooks the surrounding Nilgiris mountains with spectacular views.
  • By retaining the existing topography without altering the profile of the land and by retaining the existing trees, plantation, and natural landscape.
  • The built forms which reflects the local flavor and are made up of natural materials such as adobe bricks, wood, stone, natural colors, etc., that blends well with the natural setup.

The development will comprise of villas of varying sizes and plots in a 7 acre terrain property. The plot area will vary from 1500 to 10,000 sq.ft with the option of owning one, two or three bedroom villas. Each villa will be customized based on the size requirements of the client and terrain of plot thereby creating beautiful streetscapes in the property.

Chikkamagaluru is situated in the Malenadu region of Karnataka in the foothills of the Western Ghats at an elevation of 1,090 meters above mean sea level. It is located 250kms away from Bangalore with a well-connected road network. Chikkamagaluru generally has a moderate to cool climate with the temperature varying from 11-20 °C during winter to 25-32 °C during summer. Nirvana is conceived based on firm’s philosophy for being 'Traditionally Modern'. The overall design is sensitive to the existing topography of the land and the built forms are made of locally available materials. Hence one can find extensive use of natural stones, adobe bricks, oxide finishes in the project. The natural landscape within the site is retained and is integrated in the overall design. The planning of villas reflect the flavor of regional architecture while the design incorporates large windows and skylights to bring in natural light, and energy efficient materials and fixtures. Conscious efforts have been made to address and implement energy, waste and water management in the project.

Investment Opportunity

Maysons Nirvana is in talks to collaborate with a few global brands to manage and operate the property. The buyer of a villa in Maysons Nirvana will directly get into a contract with the operator for maintenance and administration. The villa owner can choose to either pay an annual maintenance fee or rent it out to visitors through the operator. With only a prior notice, the owners will have the liberty to use their property at any time of their choice. At other times, the villa will be let out to tourists and corporate clients that will generate a return on investment. The return on investment is projected to be between 10% to 18% depending on the typology of units and is subject to vary based on the seasonal demand. We aim to tap on the high requirement for offbeat serene environments among tourists and corporate event managers and Maysons Nirvana will serve as an ideal location for them.
